How to use it:

State: Select your state (Required).

Condo ID/Name: It is usually best to only type the first part of the complex name (e.g., "River" instead of "River Walk Condominiums"). The search is very sensitive to spelling/punctuation errors.

Status: Change the "Status" dropdown to "Approved" to see currently eligible complexes. If you leave it as "All," you will see expired ones, which can be confusing.

How to use it:

Click: "Retrieve only approved condos?" (Check this box to save time).

Search: Enter the name in the "Condo Name" field. Like FHA, less is more. Type a partial name to ensure you don't miss it due to a typo in the official record.

Status Key: Look for "Accepted Without Conditions" (Good to go) or "HUD Accepted" (Usually good, based on FHA reciprocity, but verify).

Check if a home qualifies for a $0 Down USDA Rural Development Loan. Note: "Rural" often includes suburban neighborhoods just outside major city limits.

Pro-Tip for using this tool

When you click that link, the USDA site can be a little confusing because it lists many programs.

For Buyers: Tell them to click "Single Family Housing Guaranteed" on the left side menu (this is the standard loan most buyers use).

The "Secret" Value: Many buyers assume USDA means "farmland." In reality, USDA eligibility lines often cut right through popular suburbs. Finding a regular subdivision home that is technically on the "rural" side of the line is a massive win for a buyer with low cash-to-close.
